    Try this >>>
Rank Write to READ Delay________ 16-18

And then seperately with your setting now, and then with the above change I suggested timingwise
    MCH OverVoltage Control [0.15]

If that Rank Write to Read Delay helps you can likely change Precharge delay back down to 15.

I would also test this setting after all other testing >>>
Rank Write to READ Delay________ 4-7

So I have qflashed with f3. Now, newer more conservative settings (2nd column is "actual", blue is new change):

    CPU Voltage Control_______ [Normal]

Ram ram tests with extra fan on ram/nb. All ok. Ran test 8 twice. Still OK.

Looking good I would think. Do you think the fan helped alot or not really? Have you redone the Paste under the NB/Mosfet area? Just wondering, not sure if I asked you or not

I don't know if the fan made a difference. I will test tonight with and without after I finish work. I just put it on to eliminate the possibility of heat being an issue in the errors (the ram runs much hotter than the NB ... I can still keep my finger on it so under 50C but very noticeably hotter than the NB).

I didn't change the heatsink paste ... a potentially bigger task than I've got time for this week.

Ram is hot at only +0.1? WOW, mine is cool to the touch at 2.1 (+0.3) with no fan

Maybe you need better case air flow? But hey at least for now you are error free!

Started clean last night and again this morning. I'm going to do that a couple of times before I attempt to tune any parameters.

So. No memory errors in multiple tests. Two starts without fault or hesitation. I think you might have got it that time lsdmeasap.

Will update in a few days.

Hmmm. Changed it to 555 15 last night and didn't start properly this morning. Not awful but not properly. Back to 555 18 ... stability rules!

Ultimate result: Sent the motherboard back to Gigabyte via supplier. This one has a fault in the circuitry between the cpu and the ram. When its warm the connection is made. When cold it isn't.
