Unfortunately, the Z390 master F10 BIOS is VERY buggy, and not really usable.
Can you contact Gigabyte support?
Problems:
1) tREFI setting does not work correctly!
Going past "9998" changes it to 65534.
Values 9999-65533 all change it to 65534.
Normal values for tREFI are not possible.
I don't think a value of 65534 for tREFI is safe to use!
(There may be other bugs, but so far this is the only memory bug I could find). I think this is a show stopper.
2) CPU PLL Overvoltage +mv is missing from the BIOS. Ring, MC and SA +mv are there.
I can see this setting in AMIBCP 5.02.0031, in the normal place as it used to be. Gigabyte changed the locations of the options in MIT, and this seems to have been overlooked/forgotten.
3) sluggish speed. (But looks a lot better!)

Very interesting that Thermal Velocity Boost (Ratio clipping) <--this is usually a laptop setting, is there; hopefully Auto=Disabled for this one.
and TVB voltage optimizations (this was explained on the ROG forum), disabling that will be interesting for Auto/DVID vcore.
